SUMMARY:Durham REI October 9th Meeting
DESCRIPTION:Our meeting will start at 7:00 pm and doors will open at 6:45 pm and end by 10pm. \nNext Meeting: October 9th\, 2024 at 7:00 pm \nLocation: Abilities Centre Theatre – 55 Gordon St\, Whitby\, ON L1N 0J2 \nCost:$100 per person at the door for non-members or choose a membership option. \nLocation Context: Our new meeting location is at the Second Floor Theatre Room overlooking the track at the Abilities Centre.  If you go to the front besk of the Abilities Centre they will walk you there.  Or simply follow the ramp up and you will walk past the Theatre. The parking lot is located on the West Side of the building along Gordon Street. \nBefore the meeting:\n1. Bring business cards andprepare for networking at the end of the meeting. \n2. Property deal sheet for 2min for members with a gift to members. \nAgenda for the Evening: \n* Introductions and Durham Updates \n* Keynote Speaker – Anita and Kris Lewis – BRRR And House-Hacking To Financial Freedom\n \n* Keynote Speaker –  Transformative Real Estate Project Recently Completed in Welland\, Ontario – We undertook a venture to convert four side-by-side townhomes into legal duplexes\, effectively increasing the rental units from 4 to 8. The project involved acquisition and cost-effective renovations aimed at modernizing the properties. Following the renovations\, rental income has more than doubled due to the expanded number of units. We also covered our refinancing strategy\, which was designed to optimize financial returns and recover a portion of the initial investment. This project has proven to be an exceptional opportunity to significantly enhance rental income and maximize investment potential. \n* Wrap-up and Burning Questions \n* Networking and Developing Your Power Team \nSpeaker Showcase: \n  \nAnita and Kris Lewis did not start out in real estate as a Realtors\, but as investors. Looking to see their hard earned money work harder for them and to create a better road to financial freedom they researched real estate as an investment strategy. It didn’t take long before they jumped in with both feet. They worked hard to purchase five rental homes in their first year while also having their first child. They were hooked. They purchased a variety of home types and used strategies like student rentals\, buying turnkey duplexes\, duplex conversions and house hacking. Seeing how this changed their lives and that of their family – they are now both Realtors with the primary objective of improving lives through equity. \n  \n  \n  \n\nGeorges El Masri – After graduating from the University of Toronto in 2012\, I picked up a full time office job with a tech company. I quickly realized how miserable I was.  After a really LONG period of reflection\, I realized I’d be much happier in real estate. I thought to myself\, “what can I do every day for the next 10 years and wake up feeling happy?”. The answer was clear. I got my realtor’s license knowing that one day I would become a real estate investor.  After completing the “BRRR” strategy for the first time in 2017\, I was hooked. Since then\, I’ve been obsessed with the idea of building wealth and helping others do the same. My personal hobbies include playing chess\, basketball and running.
